Every payment, every change and every payout — on one loan file.
Amortivo keeps an append-only ledger for every loan. Payments, charges, rate changes, renewals and payouts all post to it — so the balance, the statement and the payout always agree.
The problem
- PAD lists rebuilt by hand every month and uploaded to the bank.
- Returned payments noticed late, with fees and follow-up applied inconsistently.
- Rate changes, draws and paydowns handled in a separate spreadsheet.
- Payout statements calculated differently by different people.
What changes
- PAD files built from the schedule, not a spreadsheet
- Every NSF followed up the same way, the same day
- Balances, statements and payouts that always agree
- No maturity discovered after the fact

Schedules and the loan ledger
Interest-only or blended payments on any frequency, with interest adjustments, prepaid interest and maturity. Corrections are reversing entries — history is never overwritten.
PAD and bank files
Debit batches in the Canadian CPA-005 format with business-day handling, re-presentment of returned items and settlement and return files recorded against each payment.
Cheques and post-dated cheques
Record cheques and e-transfers, keep post-dated cheques on file and mark them deposited or returned.
NSF, arrears and collections
A returned payment charges the NSF fee, sends the notice and opens a collections case with reminders, payment arrangements, letters and lawyer referral.
Mid-loan changes
Rate, frequency and payment-date changes, additional advances, paydowns and interest deferrals, each dated and reflected in a regenerated schedule.
Renewals
A 90-day maturity pipeline, renewal offers with new terms and fees, and a new term recorded on the same loan with its full history.
Payouts and discharges
Payout statements with accrued interest to the day, arrears, fees and penalty, per diem after the good-until date, and the split back to each lender.
Property monitoring
Appraisals, property tax and insurance tracked per property, with reminders before anything lapses.
Questions about loan servicing
Does Amortivo connect to my bank for PAD?
Amortivo produces the standard CPA-005 file that Canadian banks accept for pre-authorized debits; you upload it in online banking. Settlements and returns are then recorded in Amortivo.
How are blended payments calculated?
Principal-and-interest payments are calculated with semi-annual compounding, not in advance, as the Interest Act expects for blended-payment mortgages. Interest-only loans use the rate you set.
