General
Who is Amortivo for?
Private mortgage lenders, mortgage investment corporations (MICs), syndicators and licensed mortgage administrators who fund and service loans for their own book or for investors.
What does Amortivo replace?
The patchwork most private lenders run on: the loan-register spreadsheet, investor-payout spreadsheet, CRM, PAD lists, trust-reconciliation workbook and much of the re-keying into accounting software.
Does Amortivo replace QuickBooks or Xero?
It can. Amortivo keeps a full general ledger with trust money segregated, payables, bank reconciliation and financial statements. If your accountant prefers their own system, Amortivo exports the journals to QuickBooks Online or Xero.
Can Amortivo pay investors automatically?
Amortivo calculates each lender's share of interest collected, holds shares on unpaid loans, applies management and referral fees, and produces an EFT file or cheques after a second person approves the run.
Does Amortivo handle trust accounting and three-way reconciliation?
Yes. Every borrower payment, lender advance and distribution posts to a trust ledger with sub-ledgers per lender and loan, and the monthly three-way reconciliation is prepared and signed off by a second person in the app.
Can we move our existing loans in?
Yes. Contacts, loans, lender positions, payment history and documents import from spreadsheets with a test run first, and every import can be rolled back.
Where is my data stored?
In secure, access-controlled hosting. Each firm's data is isolated, sensitive identifiers such as bank account numbers and SINs are encrypted, and every action is logged.
Which bank files and compliance records are built in?
CPA-005 PAD and EFT files, semi-annual compounding for blended payments, T5 preparation, FINTRAC records and trust controls are built in rather than added on. Ask us about the formats your market and regulator use.
Is there a free trial?
Yes — 14 days, no credit card. Your trial opens with a sample book of deals, funded loans, lenders and payments so you can see how it fits together, and one click clears it before you bring in your own loans. During the trial, outgoing email goes only to you.
Do borrowers and investors get access?
Optionally. Borrower, investor and broker portals can be switched on individually; every request made in a portal is approved by your staff before anything changes.

Does Amortivo calculate combined LTV for second mortgages?
Yes. Quotes, underwriting and the loan page include the balances of mortgages that rank ahead, so a second mortgage is priced on its combined LTV.
Can brokers submit deals directly?
Yes. The broker portal lets brokers submit deals, upload documents against each condition and follow the deal's progress.
Does Amortivo connect to my bank for PAD?
Amortivo produces the standard CPA-005 file that Canadian banks accept for pre-authorized debits; you upload it in online banking. Settlements and returns are then recorded in Amortivo.
How are blended payments calculated?
Principal-and-interest payments are calculated with semi-annual compounding, not in advance, as the Interest Act expects for blended-payment mortgages. Interest-only loans use the rate you set.
What happens when a borrower doesn't pay?
The lenders' shares on that loan are held for the month and released automatically in a later run once the payment is collected — unless your policy is for the company to advance them.
Does Amortivo prepare T5 slips?
Amortivo produces a T5 preparation summary and draft slips from the interest actually paid to each lender in the calendar year, ready for filing.
What is a three-way trust reconciliation?
It confirms that three figures agree: the trust bank balance (adjusted for outstanding items), the trust book balance and the total of the individual client ledgers. Amortivo prepares all three from the same records.
Do we still need QuickBooks?
Not necessarily. Amortivo keeps a full general ledger and produces financial statements. If your accountant prefers their own system, export the monthly journals.
Does Amortivo file reports with FINTRAC?
Amortivo prepares and keeps the records; reports are filed through FINTRAC's own reporting system.
Is the portal secure?
Portal users sign in with a password and an emailed code, sensitive changes need step-up verification, and every request is approved by staff before anything changes.
Can reports be exported?
Yes — reports export to Excel and PDF, and can be emailed on a schedule.
